A PJD spec home is not a production builder's model home dressed up with upgraded finishes. It is a home we design and build to the same standard as every custom home we construct — with the same trades, the same materials, the same architectural attention to the site — with the difference that the design decisions have already been made. For buyers who want a PJD home but are not in a position to commit to an 18-month custom build timeline, a spec home is the direct path to the same result.

The inventory is intentionally limited. We build fewer spec homes than our competitors specifically because we will not build them faster than we can build them well.

PJD designs its spec homes the same way we design a custom home: starting with the specific lot, orienting the floor plan to the views and light conditions of that site, and making material and finish selections we would stand behind in a home we commissioned ourselves.

Purchasing a Spec Home During Construction

In most cases, we offer spec homes for sale before construction is complete. Buyers who purchase during construction have the opportunity to make selections within the areas of the home that have not yet been committed — cabinetry colors, tile selections, hardware finish, and similar decisions — while the structural and architectural decisions remain fixed.

This arrangement gives buyers meaningful influence over the home's finishes without requiring them to manage the full design process. It also allows us to ensure that late-stage selections are made by someone who will live in the home and has thought about how those choices interact, rather than by us guessing at what a future buyer might prefer.
