What "Fully Custom" Actually Means

The term custom home is used broadly in this market. It is applied to homes built from builder-selected catalog plans, to homes where buyers choose finishes from a predetermined menu, and to homes where a floor plan is modestly adjusted before construction begins. None of those are custom homes. They are semi-custom homes at best — products built to a builder's standard with limited buyer input.

A fully custom home begins with no plan. Your architect or our design team meets with you to understand how you live: which rooms you use every day, how your family gathers, what the morning routine looks like, where you want the lake visible from and where you want privacy instead. The floor plan that emerges from those conversations is drawn for your lot — oriented to capture your specific views, positioned to manage sun and shade at the hours that matter, sized to the program you actually need.

The difference in outcome is significant. A catalog home built on a Lake Norman waterfront lot will have a floor plan that was designed for a generic site. What We Build

PJD builds fully custom single-family residences on Lake Norman and throughout the greater Charlotte market. We work on waterfront lots, golf course communities, and private land throughout Mooresville, Cornelius, Davidson, Charlotte, and the surrounding region.

We do not build production homes, townhomes, or multi-family projects. We do not take renovation or addition projects. We do not manage construction for designs drawn by outside architects without our design involvement.

What we do: we partner with families at the beginning of the process — when the lot has been purchased but the home is still an idea — and we carry that idea through design, permitting, and construction to a finished home. In most cases, we also offer spec homes for families who want PJD quality without the full custom timeline, and a design-build process that integrates architecture and construction under one contract.
